What drives the price of sanding and refinishing a wood floor in London, what's included, and how to get a quote that doesn't change later.
What you're paying for
A proper sanding job is several stages: moving and protecting, repairs and re-fixing loose boards, three or more sanding passes with belt and edge machines, filling, then two or three coats of finish with light abrasion between. Most of the cost is skilled time, not materials.
What changes the price
Room size and shape, the condition of the floor, how many repairs are needed, whether you want a stain colour, and the finish you choose. Parquet costs more to sand than straight boards because the grain runs in several directions. Stairs are priced per step.
- Floor area and number of rooms
- Condition: loose boards, deep scratches, old paint or bitumen
- Gap filling and board replacement
- Staining or colour matching
- Oil or lacquer and the number of coats
- Stairs, landings and tight edges
Getting a reliable quote
We quote after seeing the floor, either in person or from clear photos and measurements. The quote lists what's included so there are no surprises. Beware very cheap per-square-metre prices that leave out repairs, filling or the final coat.
